Will Britain Demolition a $56 Million Historical Home?


An old carriage house worth $56 million is set to become Britain’s most expensive demolition project. It is a former carriage house designed to lodge horse-drawn carriages located in London’s Mayfair but potential buyers can convert it into a $105 million mansion with planning permission.

The buyer will also pay for the builder’s fees, the $56 million price tag, but it is estimated that they could profit up to $45 million.

The 16,000-square foot six-story mansion comes with a 40 foot private garden, guest villa, six bedrooms, seven receptions, seven bathrooms, entertainment rooms, entrance lobby, library, family kitchen, breakfast room and 26-seat formal dining room.
Proposal features on the ground floor include an entrance lobby and coat room, entrance hall, library, garden room, guest villa, kitchen/breakfast room and family room.
For the first floor, it will include a formal reception room and dining room that seats 26 people.

On the second floor will be a 2,000 sq ft master bedroom suite that comes with a walk-in dressing room, shoe room and two en suite bathrooms. On the third floor will be two bedroom suites both with dressing rooms. On the fourth floor will be three bedroom suites and storage.
For the lower ground floor will be a swimming pool with steam room, sauna and massage room, wine cellar, commercial kitchen, bar/cinema room, plant room and bowling alley.
Managing Director Peter Wetherell who is selling the property described the new house as “would blend effortlessly with the historic nearby buildings whilst internally establishing itself as the ultimate 21st century luxury family home.”
He added: “The site is for sale for £35 million with consent to knock down and replace the existing property. Therefore some have called this site the most expensive house knock-down in the U.K. The planning allows the buyer to create a bespoke new mansion of outstanding luxury and quality with the completed residence worth circa £65 million, effectively doubling the value of site. For a discerning buyer this is an outstanding investment opportunity with the potential for huge capital value uplift.”
However, it is expected to fall short to the most expensive home in South Kensington which is now on the market at $167 million. Another house at 18 Carlton House Terrace in St James is rumored to go on sale for $400 million.
